Sunpark, a big mobile-home lot leaser in Ontario, is metaphorically holding the homeowners on their land, who are looking to sell, hostage, by using underhanded methods to block land lease transfers to potential new home buyers.
Existing mobile home tenency laws out a cap of $50 rent increase on lease transfers, vs the land owners ability to jack up the rent more, on brand new leases.
Many of these homeowners are trying to sell because their financial situation has worsened. Being unable to sell their mobile homes, and move to a situation that is more affordable to them, is making their financial situation even worse. Considering that mobile home ownership has been the traditional “affordable” house ownership option, this is particularly egregious, in how it impacts tenants.
