Brookfield Fine-tunes Manhattan West and Oakbrook Center


Brookfield Properties is developing “The Market Hall at Manhattan West” in a 40,000-square-foot space at 450 West 33rd Street.

“This project will add to the neighborhood’s vibrancy with a vast collection of diverse, casual dining options, an independent full-service restaurant and an outdoor terrace featuring a lively bar,” Brookfield indicated in a statement. Manhattan West does have an upscale selection of restaurants including Ci Siamo, Zou Zou’s, and Chez Zou, as well as a Whole Foods.

It’s expected that The Market Hall, which is slated to open during the fall of 2026, will draw from some of the F&B elements of the successful Brookfield Place complex in lower Manhattan, which features a mix of high-end restaurants, a chef-driven food hall called Hudson Eats, and views of the Hudson River.

The Market Hall project involves redesigning the former Citizens Market Hall, which closed about a year ago.

The $4.5 billion, 7-million-square-foot mixed-use Manhattan West is set between Ninth and Tenth avenues and 31st and 33rd streets. Manhattan West, when it officially opened in 2021, filled what was a gaping void in the area, and creates a pedestrian-friendly continuum between Hudson Yards and Moynihan Station, with a 2.5 acre open-air public space flanked by upscale stores and restaurants on both sides. The long and narrow elevated High Line park extends into Hudson Yards.

Oakbrook Center

Meanwhile, Brookfield’s retail operating division, known as GGP, is in the process of re-merchandising more than 50,000 square feet of Oakbrook Center, which is located in Oak Brook, Ill., a suburb of Chicago. The most recent additions include Skims, Edikted, Canada Goose and Varley. Coming soon are a flagship Uniqlo, Moncler, Dior Beauty and Faherty.

According to GGP, Oakbrook Center ranks among the top-performing shopping centers in the U.S., generating annual sales of over $1.2 billion, and is often the first location for brands to establish a presence in the Midwest. With 2.2 million square feet of retail space, Oakbrook is the second largest shopping center in the Chicago metropolitan area, only surpassed by Woodfield Mall in Schaumburg.

Brookfield acquired GGP (General Growth Properties) in 2018 for $9.25 billion, having previously helped it to emerge from bankruptcy in 2010. GGP had a huge portfolio of high-end retail properties around the country.
